Key takeaways

Where evergreen campaigns live in LoanOfficer.ai

Open the Marketing tab and click Evergreen. In the new release, the previous rate-update section has been merged into Evergreen, so both your weekly market updates to borrowers and partners and your long-form nurture content live under one roof.

Manual content vs. AI content

Every evergreen campaign is either Manual or AI. Manual content is a single hand-written email or text that goes out on the schedule you choose — perfect for a daily rate update. AI content is the big upgrade: on every send, the AI rewrites the message from your prompt, so contacts see fresh, non-repetitive content every week.

Personalized-per-contact: unique messages for every borrower

Personalized-per-contact means the AI generates a unique message for each contact using their data — city, ZIP, area code, or any field you've captured. In the walkthrough, a 'Things to do this weekend' template targets borrowers by email every Thursday at 10 a.m. and produces a fully local list (Newport Beach Jazz Festival, Costa Mesa Night Market, Yellow Card in Santa Ana, Balboa Island Parade) for each borrower's area.

Global AI templates: one fresh message for everyone

Global template is per-send instead of per-contact. The AI writes one brand-new message on each schedule (a Monday-morning homeownership newsletter, for example) and delivers that same message to everyone in the audience. It's ideal for market newsletters where you want a consistent brand voice.

Email and SMS: how AI handles long content over text

Evergreen campaigns can send email, SMS, or both. When a long-form asset like a newsletter is delivered by SMS, the AI does not stuff the entire newsletter into the text. Instead, it writes a short intro text and includes a link the borrower can tap to view the HTML web version of the newsletter. That keeps texts short and drives clicks to a trackable page.

Borrowers vs. partners: pick the right audience

Every evergreen campaign has an audience selector for borrowers and referral partners. Weekly rate-update campaigns are typically dual — a market summary to partners on Monday and a borrower version mid-week. Weekend-plans and homeownership tips are borrower-only. Referral-partner drips (open house recap, market data) stay on the partners audience.

Preview and Send Test — your last-mile QA

Because AI regenerates on every send, always click Preview to see the current output and Send Test to your own inbox before the first live run. If the AI's tone or specifics need adjusting, tighten the prompt in the template instructions and re-preview.

FAQ

Where do I find evergreen campaigns in LoanOfficer.ai?

Open the Marketing tab and click Evergreen. In the latest release, the previous rate-update section is merged into Evergreen so weekly market updates and long-form AI campaigns are managed in one place.

What is the difference between manual content and AI content in an evergreen campaign?

Manual content is a single hand-written email or text that sends on your schedule. AI content is regenerated on every send from a prompt, so recipients get fresh, non-repetitive messaging each week.

What does 'personalized per contact' mean?

AI writes a unique message for each contact using their profile data — city, ZIP, and area code. It's ideal for local emails like 'Things to do this weekend' where every borrower sees a hyper-local list.

How is a global AI template different from personalized-per-contact?

A global template sends the same freshly-written message to everyone on the schedule. Personalized-per-contact rewrites per contact. Use global templates for newsletters and personalized-per-contact for local, borrower-specific content.

How does the AI handle a newsletter over SMS?

The AI does not paste the newsletter into a text. It writes a short SMS intro and includes a link to the HTML web version of the newsletter so borrowers can tap through and read the full piece.

Can I send evergreen campaigns to referral partners as well as borrowers?

Yes. Every evergreen campaign has an audience toggle for borrowers and partners, so you can run partner-facing market updates alongside borrower nurture from the same builder.

How do I preview an AI-generated evergreen message before it sends?

Every template has Preview and Send Test buttons. Preview shows the AI's current output, and Send Test delivers it to your inbox so you can QA tone and formatting before the campaign goes live.

Is the AI-powered evergreen campaign builder in beta?

Yes — AI-powered evergreen campaigns are currently in beta. New templates and features are rolling out weekly, and the support team is actively collecting feedback.

All right, the next thing I wanted to go over with you guys is the release of our Evergreen campaign. If you come into the Marketing tab under Evergreen, we've got a new section here — this has been merged with our previous rate update section. The rate update section is the weekly update to partners for market rate updates or for borrowers — those are the campaigns that go out summarizing what's happening in the market. As an example, this is manual content sending the daily rate update email as well as text message. The big upgrade to evergreen campaigns is that we now have AI content in addition to manual content. Let's hop into the templates. One of the templates I want to highlight is 'Things to do this weekend.' We'll pull it in — what we've pulled in is the prompt. The prompt tells the AI what we want it to do on a consistent basis. In this case, 'Things to do this weekend' is targeting borrowers via email, and it's a weekly email that goes out on Thursday at 10 a.m. That's the settings of the campaign. Personalized-per-contact means the AI generates unique content — a unique message for each contact using their data: ZIP code, city, area code, whatever specifics you want to personalize with. It's going to write a friendly Friday email recommending three to four things to do this weekend. I hit Preview and the AI builds it out: Newport Beach Jazz Festival, Costa Mesa Night Market, Yellow Card in Santa Ana, Balboa Island Parade. AI is writing this on a consistent basis for each individual borrower, so it's very personalized. These are popular ways to keep in touch with referral partners and borrowers. You can hit Send Test — I'll throw myself in there — and it lands in your inbox. There are lots of global templates too. A global template is a template for everyone: the AI rewrites each send, but this one is one time per send instead of per contact per send. A great example is a market newsletter. Back in Templates, we've got 'Weekly Homeownership Tip.' Use that template — it's a global template, so it's the same message that goes out to every person, but it's a uniquely written message that goes out Monday morning. Here are the instructions of what we want the newsletter to look like and things we want it to include. You can go Minimal — that would be sufficient — but I'll go Detailed. Run a quick Preview: the AI has written a Monday homeowner check-in with two summer maintenance checks, protect your home tip one — clear gutters, tip two — keep air vent system fresh, and a quick homeownership perspective. That's an example of a global email composed by the AI on a consistent basis. Send Test again if you'd like. That's the setup for evergreen campaigns. Manual content is if you want something manually written — email or text. Personalized-per-contact and global template are both AI. You can toggle between these different ones. Of course we have borrowers and partners selectable within the audience, and you can do email and SMS. For a newsletter delivered via SMS, the AI is not going to put the entire newsletter into the text message. It creates a short text message introducing the newsletter link — the borrower clicks it and views the HTML web version of the newsletter. That's the setup of the evergreen campaign. This is in beta, so we're finalizing things. If you run into anything or want to give suggestions, reach out to support. We'll look forward to additional rollouts in the coming weeks. Thanks, everyone.
