For mortgage pros, the story is less about pushing urgency and more about helping buyers compare today’s real concessions against a hoped-for lower payment later.
Builder incentives are moving back to the center of the buy-now-versus-wait conversation in Dallas-Fort Worth, according to an Aug. 24 HousingWire article. The report says incentives of $20,000 to $25,000 can outpace the benefit of waiting for a 0.50% mortgage rate drop, particularly if home prices rise and incentives are reduced later.
That matters for loan officers because many buyers are still anchored to the idea that a lower rate is the only win worth waiting for. In a market where new construction concessions may be meaningful, the better borrower conversation is whether today’s full deal — rate, price, incentive and timing — beats an uncertain future deal.
