Rising insurance premiums are becoming a bigger monthly-payment issue for borrowers, even when the loan terms themselves are unchanged.

Homeowners insurance costs reached another record high in Q2 2026, hitting $209 per month, according to a Sept. 10, 2026 HousingWire report on ICE property insurance data. The report also found that homeowners who changed insurers bucked the broader trend, saving an average of 6.6%.

That matters for mortgage professionals because insurance is no longer a side conversation buried in closing disclosures or annual escrow statements. For purchase borrowers, refinance candidates and past clients with escrow accounts, higher homeowners insurance premiums can change the real monthly payment even when the note rate and loan balance have not moved.
