For loan officers, the finding puts a sharper spotlight on local affordability math, borrower time horizons, and how we explain the true cost of waiting versus buying.

A new Zillow Research article published August 20, 2026 says the national rent vs buy breakeven timeline has stretched to about 15 years for a typical household to save for a home purchase and then come out ahead compared with renting. The article, titled “In Some Markets, Saving and Breaking Even on a Home Purchase Can Take a Buyer Into Their Retirement Years,” frames the issue around both the time it takes to save and the time it takes ownership to beat renting financially.

That matters for mortgage professionals because the rent-versus-buy conversation has moved well beyond a monthly payment comparison. If a borrower may relocate, change household size, or retire before the math turns positive, the loan officer has to help them understand the tradeoff plainly, without turning a long-term affordability problem into a sales script.
