For mortgage professionals, the practical issue is less about whether machines can value homes and more about how long borrowers, agents and lenders wait for usable valuation signals.
Appraisal delays are getting fresh attention after HousingWire published an October 29 article arguing that real estate’s bigger valuation problem is not the appraisal itself, but the time it takes to get an initial number. The piece, titled “Real estate’s biggest problem isn’t the appraisal. It’s the wait,” focuses on the industry debate over machine valuations, automated valuation models and the mortgage appraisal timeline.
For producing loan officers, that distinction matters. Borrowers and referral partners often experience the appraisal as one big black box, but the business pain usually shows up in waiting: waiting to know whether the value supports the contract, waiting to clear conditions, waiting to lock or extend, and waiting to tell an agent whether the file is still on track.
