Realtor.com Research expects more homes owned and occupied by Baby Boomer and Silent Generation households to return to the market from 2026 through 2036, a supply shift loan officers should plan around without overstating it.

A new generational housing succession forecast from Realtor.com Research, published October 5, 2026, says 13.9 million homes currently owned and occupied by the Baby Boomer Generation and the Silent Generation are expected to be released back to the market between 2026 and 2036. For mortgage professionals, that matters because the next decade may bring a larger wave of older-owned housing turnover than the market saw in the prior decade.

Realtor.com Research says the projected handoff represents a 33.7% increase, or 3.5 million more homes, over the prior decade’s pace for older households. It also represents a 74% increase, or 5.9 million more homes, over what Boomer and Silent Generation households handed off in the prior decade, making this less of a one-year inventory story and more of a long-cycle planning issue for purchase pipelines, referral relationships and borrower education.
