Redfin’s July price index gives loan officers a national read on appreciation, equity and buyer timing conversations.

Home prices July 2026 rose 0.27% from June on a seasonally adjusted basis, according to the Redfin Home Price Index published by Redfin News on August 18, 2026. That was essentially unchanged from June’s 0.28% monthly increase.

Redfin also reported that U.S. home prices were up 3.4% from a year earlier, the fastest annual growth rate in a year. For mortgage professionals, the report gives a useful national read: price growth is still positive, but July did not show a major month-to-month acceleration.
