For mortgage professionals, the latest housing data is a reminder to separate headline strength from what buyers and builders are actually doing on the ground.
Fresh reports on home prices and new home sales look solid at first glance, but HousingWire’s Oct. 27 coverage argues they are not as hot as the headline numbers suggest. The report said the Case-Shiller home price index rose 2.1% year over year in August, while September new home sales ran at 676,000.
That matters for loan officers because buyers hear “prices are up” and “new homes are selling,” while the day-to-day conversation at the kitchen table is still about payment shock, concessions and affordability. The important read is not just what the reports said, but what may be hiding underneath: lagged home-price data and builder buydowns that are still helping create demand.
