Lower lock volume signals another choppy month for originators as refinance demand remained limited and purchase borrowers stayed rate-sensitive.
Mortgage rate locks fell 9% in August from July, HousingWire reported Sept. 8, citing Optimal Blue mortgage lock volume data. The pullback came as the 30-year conforming mortgage rate ended August at 6.72% and refinance demand stayed limited.
For loan officers, the report points to a familiar production problem: rate movement may create borrower conversations, but it has not been enough to produce broad refinance volume. That keeps day-to-day execution focused on purchase pipeline management, speed to certainty, and realistic rate conversations with buyers and referral partners.
