September production data points to more borrowers and originators looking beyond fixed-rate conforming loans while rates remain elevated.
Non-QM lending made up 12% of production in September, according to HousingWire’s report on Optimal Blue data published Oct. 13, 2026. The report also said ARM usage is expanding, while the 30-year conforming rate ended September at 7.39%.
That matters for mortgage professionals because borrower demand appears to be stretching beyond the standard 30-year fixed conforming box. When rates are high enough to reshape payment conversations, loan officers need to know where product mix is moving — and where borrowers may need clearer guidance before choosing a structure.
