Loan officers working with Native homebuyers and tribal housing partners need to price the higher upfront fee into new Section 184 commitments, including refinances.
HUD is increasing the Section 184 loan guarantee fee for new firm commitments under the Section 184 Indian Housing Loan Guarantee Program, according to a Federal Register notice dated September 28, 2026. The upfront fee will move from 1.00% to 1.50% for all new Section 184 Firm Commitments, including refinances, effective October 1, 2026.
HUD also set a new upfront fee for the Section 184 Skilled Workers Demonstration Program, moving that program from 0% to 1.00% for new firm commitments effective the same date. The Annual Loan Guarantee Fee will remain at zero for all Section 184 loans, which matters for payment calculations and borrower conversations even as the upfront cost changes.
