First American’s reported home equity findings point to a big opportunity for reverse mortgage lenders and home equity lenders, but not a simple one.

Tappable home equity reached a reported record $13.2 trillion in First American’s Q2 2026 home equity report, according to HousingWire’s Oct. 28, 2026 coverage. The key wrinkle for mortgage professionals: HousingWire summarized that the vast majority of accessible equity is attached to existing mortgages with rates that are not refinance-ready.

That matters because equity alone does not create a refinance opportunity. If a borrower is sitting on a low first-lien rate, the conversation often shifts away from a traditional cash-out refinance and toward second-lien products, home equity lending, or, for qualified older homeowners, reverse mortgage options.
