Rural loan officers now have a clearer path for USDA guaranteed loans involving income-producing ADUs, but lender overlays and implementation details still matter.
USDA ADU financing is expanding under a final Rural Housing Service rule published in the Federal Register on October 29, 2026, amending the Single Family Housing Guaranteed Loan Program regulation. RHS, a Rural Development agency of the U.S. Department of Agriculture, says the change permits financing of single-family homes with income-producing Accessory Dwelling Units, or ADUs.
For mortgage professionals working USDA Guaranteed loans, the practical point is simple: a property feature that could previously create eligibility friction now has a clearer regulatory path. The rule also clarifies how the program treats properties with features designed for home-based operations, as long as those features are non-commercial real estate features.
