UAD 3.6 Timeline Gives Lenders More Time, but Warranty Risk Starts Earlier

The key operational issue for mortgage teams is not just the final cutoff date — it is the earlier change to rep and warranty protections tied to appraisal delivery choices.

UAD 3.6 is moving closer on the appraisal side of the mortgage process, and HousingWire reported on October 27, 2026, that a GSE exception will allow UAD 2.6 to be used through May 19, 2027. The important catch for loan officers is timing: according to the same report, rep and warranty protections drop starting March 1, 2027.

That creates a practical gap for lenders, brokers, appraisers and production teams. Even if older UAD delivery remains available for a period, the risk calculus may change earlier, which means appraisal ordering, borrower expectations and lender overlays could shift before the final exception date arrives.
